How Property Layout Affects the Cost of Installing a 7kW EV Charger at Home

Installing charging points at home for electric vehicles has become more common in the UK. Its benefits include permanent convenience and long-term saving opportunities for homeowners. However, one factor that is often overlooked during the planning stage is how the layout of a property can influence installation costs. 

Multiple factors, like the location of the consumer unit, the distance between the driveway and the house, and other layout-related elements, affect the time and labour required for the project. Because of these variations, the cost of installing a 7kW EV charger can differ significantly across homes, even when the same charger model is used.

To understand how a house layout affects installation costs, we discuss the key factors in detail so homeowners can accurately budget their expenses.

Property layout factors affecting EV charger installation

The layout of the home determines how easily electricians can connect the charging unit to the electrical supply. If the installation route is straightforward, the process is usually faster and less expensive. However, more complex layouts may require additional work.

For example, in an installation where the charger is mounted directly next to the consumer unit typically requires minimal cabling and labour. In contrast, a property where the driveway is far from the electrical panel may require longer cable runs and extra protective equipment. 

These home layout factors have a major impact on the installation pricing:

  • Distance from the consumer unit to the charger location
  • Accessibility of external walls for mounting the charger
  • Obstacles such as walls or garages
  • The position of the parking space relative to the house

Distance between the consumer unit and the charger location

One of the most important factors affecting installation cost is the distance between the main electrical panel (which is the consumer unit) and the charger location. If this distance is longer, it means more electrical cabling is required, along with an increased installation time. 

For example, if the charger is installed on a wall directly adjacent to the consumer unit, the installation may be completed relatively quickly. But if the charger needs to be placed on a detached garage or a far side of the property, installers may need to route cables through walls, ceilings or other pathways. 

Parking location and its accessibility to the property

Where you normally park your vehicle also plays a role in determining installation complexity. Driveways that are located directly beside the house are typically easier to accommodate than parking areas located further away. 

If your property is surrounded by any structural features like garden walls, paved driveways, or detached garages, then the installers might have to work around these and require extra material. When the cables need to pass through multiple barriers or require working outdoors, it adds to installation prices and time required. 

Because of these variations, homeowners are often advised to compare EV charger installation quotes before committing to a provider. Different installers may suggest alternative solutions, and homeowners can choose the most suitable one. 

Electrical capacity and consumer unit location

The location and capacity of the existing consumer unit can also affect installation work. Some homes may require upgrades or additional components before a charger can be safely installed. These include:

  • Older properties may need consumer unit upgrades
  • Electrical load-balancing devices may be required
  • Additional circuit protection might be necessary
  • If the consumer unit is located in a basement or an internal cupboard where it’s hard to reach, the installation process will still require additional labour. 

We recommend that homeowners request a physical property assessment from multiple providers to understand their property requirements. Most of the time, these assessments are offered for free or for a minimum charge. After that, discuss these factors with an installer during the planning stage of installation to help identify the most efficient installation route.
